Property Viewing and Acceptance: We will accompany you on the viewing. If you like the property and want to make an offer to rent it, we may accept your offer pending successful references. We want to make this process smooth for you, so please feel free to ask any questions or voice any concerns about the property or the renting procedure now to avoid any unnecessary costs.

Full References and 'Right to Rent' Checks: Upon accepting the property, we will conduct thorough reference checks, including your credit history and 'Right to Rent' verification. Don't worry; we'll guide you through the process step-by-step. There are no fees or charges for this.

Holding Deposit and Timing: To reserve the property, we require a Holding Deposit, equivalent to one week's rent. Rest assured, your references will only commence once this payment is made. The process typically takes around seven days, but it may take an additional two to three weeks if we need more information. If you require a guarantor, please let us know, as this could affect the time needed for referencing. Feel free to contact us for any clarifications or assistance.

Supporting Your Application: To support your application, we'll need the appropriate Holding Deposit fees, a photo ID (passport or driving licence), and proof of your current address (a utility bill would be perfect).

Guarantor Details: If you require a guarantor, they should be a homeowner earning three times the monthly rent. Additionally, we'll need all intended occupants over 18 years to complete a reference form, regardless of their employment status.

Right to Rent Checks: In accordance with the Immigration Act 2014, we'll carry out a "Right to Rent" check for all applicants over 18 years old. We'll use your passport or other approved forms of ID for this process.

Deposit and Additional Costs: In addition to one month's rent in advance, you'll need to pay a deposit equivalent to five weeks' rent. Throughout your tenancy, there may be ongoing costs such as utilities, council tax, and maintenance. We'll provide you with a detailed breakdown of these costs for your convenience.

Moving In: Before your agreed moving-in date, we'll arrange for you to collect the keys and complete any outstanding paperwork. Please ensure all payments are cleared in advance, including the first month's rent and deposit.

Inventory and Tenancy Obligations: We'll provide you with a schedule of condition and inventory at the start of your tenancy. Please carefully check, sign, and return it within seven days. During your tenancy, you'll be responsible for the property's upkeep, reporting any issues promptly, and taking necessary steps to protect the property during winter.

Our Commitment to You: We'll provide clear information about the services we offer to the landlord. Depending on the service, you'll receive the relevant documents before your tenancy begins, ensuring transparency and a positive rental experience.

Property Visits: For managed properties, we conduct regular visits to ensure everything is in good condition and that you're comfortable with your tenancy. This is also an opportunity for you to discuss any concerns or problems you may have.

Service Explanation: We will inform you whether we are providing "Let Only" service or "fully managing" the property. Rest assured, we'll be transparent about the services you'll receive and provide you with relevant contact details for any inquiries.

Essential Documents: Before your tenancy commences, we'll provide you with essential documents, including the Government How to Rent Guide, Gas Safety Certificate, Electrical Certificates, Prescribed Deposit Information, and Deposit Terms and Conditions. We believe in keeping you well-informed.

Property Visits: For managed properties, we'll conduct regular visits to ensure the property's condition and that you're adhering to the Tenancy Agreement.
